Maybe the rich are often so successful because they have been taught not to skimp on the basics. Many people who see real estate investing, for instance, might harbor the misconception that successful people are just extremely lucky or that they have been born with some innate knowledge about money and investing.

That just isn't the case.

What the rich do differently from other people, and what every successful property investor does, is prepare. The successful property investor does his or her homework.

The ABCs of Property Investing author Ken McElroy relates an anecdote regarding a client of his that became a client of McElroy's after making a complete and utter mess of his investment . Ken McElroy and his company are in the business of property management. Ideally, a property owner hires a property management firm immediately, as opposed to attempting to manage his property from a distance. That's what this guy did, and he quickly realized that the time required to do such a thing was too much for him to handle.

That was not his sole mistake. In addition, he had neglected to even make a visit to his property prior to buying it, so he had no idea it was filled with deadbeats and criminals. He had not bothered engaging a team of real estate experts who would have been quick to tell him to steer clear of that neighborhood, which was also filled with criminals. It was a bad neighborhood, and he should've avoided it. In fact, he could've avoided it very easily if he had simply done his homework.

It is easy to imagine how much money he spent the rehabilitation of the propertymoney he would have saved just by budgeting for the real estate experts he so badly needed. It would have been impossible to fix the neighborhood in which the property was located, therefore the property did not have the potential to fetch high rent.

More often than not, the wise property owner can't afford NOT to employ a team of experts.

Wealthy real estate investors also tend to have an amazing amount of focus. That is why they're rich. They choose a target and hone in on it till they're looking at one piece of property. They've already decided what sort of property interests them. In fact, they might specialize in hotels or apartment complexes or what have you. They always keep in mind what neighborhoods interest them and the age of buildings they are willing to look at.

If their preferred location does not yield anything that appeals to them, they try the next best, and onwards. But they never lose track of exactly what they are looking for.

One lesson that wealth teaches people is that money opens many doors. Savvy investors understand that you don't need to wait till a For Sale sign goes up in order to make a purchase. If a potential buyer manages to take the current owner by surprise, it is sometimes possible to get a great price on a piece of property that's not actually up for sale. Best of all, there are no other potential buyers to outbid you.

Those with money do indeed appear to inhabit a different world. For them, resources are always plentiful. They won't worry in the event that a deal does not go through, because they are confident that there will always be others. Someone who is seeking to increase his wealth significantly through investing might worry that he let one get away.

Ken McElroy says it is advisable to remain aloof, and to assume every negotiation will end with the buyer walking away from the deal. The vast majority of supposed deals just are not deals, he says. The smart real estate investor understands that it is essential to get too attached to the idea of closing the deal.

Successful real estate investors know these facts, not because it is innate information, but because they have been educated on the subject, or else taken the time to educate themselves. Anybody can potentially learn to invest like the rich; it just takes research and practice.
