Menifee and Murrieta Real Estate - Purchasing Tips Part 2

Shopping for a Menifee or Wildomar home in a buyer's market can be the ideal time to find the home of your dreams. There is so much of competition for homebuyers and the selection of listings is incredible. With such a broad selection of houses, the first and biggest step is to not look at specific homes until you have thoroughly examined the location aspect. As they say, the three most components in real estate are: location, location, location. In a buyer's marketplace that is very important to keep in mind. So you need to make sure you start your Temecula Valley house search in the savvy way or you are going to get distracted. The reason for this is very understandable. In today's market your home options in Temecula, Murrieta, Menifee, Wildomar and the surrounding cities can be nearly unlimited. There are literally hundreds of sellers hoping and you can't focus on just the houses. If you do that, you will get lost in the options and not have the helicopter view necessary. You need to step back and narrow things by looking at different communities, commutes, schools, and quality of living first. If you went into a bakery and saw thousands of breads to choose from, it would be extremely hard to decide. But if you narrowed it down to a specific pastry variety, then you already have a major focus and now can sample each one available until you find the best choice.

For instance, some recent customers examined the Temecula neighborhoods of Harveston, Paseo Del Sol, RedHawk, Chardonnay Hills, and Vintage Hills. They also visited the north Murrieta communities of Bear Creek, West Murrieta, Montserrat, and Greer Ranch. They then examined school quality, property tax rate, neighborhood facilities and length of commute. These were the major factors and in that order.

Unlike other places in Southern California, listings around the Temecula Valley tend to be brand new and are very similar since the building rush during 2000 to 2006. The same builders that built homes in south Temecula also built communites in east and north Murrieta or Wildomar. The important differential is location of community.

My customers checked all these communities and decided that Paseo Del Sol in south Temecula was the best fit. It had high ranked schools in walking distance, community parks and facilities, low tax rates of 1.25%, and the commute was acceptable. Once that was decided we worked at locating the listings that ideally fit their goals.

In all, there were over 25 homes to compare against each other. My clients started looking and eventually narrowed that list down to 3-4 listings of the exact model match of home. We then were able to work the deal and compare the listings directly against each other. The winning result was my customers got a great deal on a home because they purchased the savvy way in a buyer's marketplace.

The critical aspect here is to make sure you are examing the Temecula Real Estate market correctly to maximize it to your plans and shopping the market the right way. Don't buy just the best home, get the best home in the best community for your future. Making the smart decision will offer your family a much better enjoyment of your house and community and it will protect your investment as well.
